People arrive at this question from four directions, and the four answers are not the same number. Sorting out which one you actually need saves a lot of confusion later.

If you are checking an insurance figure, you want the second row. If you are deciding whether to tear down and rebuild, you want the first row plus demolition and servicing.

These are structure-only ranges for Ontario in 2026 and they assume a buildable, serviced lot. They exclude land, demolition, site servicing, landscaping, development charges and HST.
This is the single biggest swing on a rebuild and the one nobody quotes properly up front. A simple strip footing and foundation wall on good soil is one price. A raft foundation because the geotechnical report came back with low bearing capacity is a different price entirely — you are pouring a continuous slab, typically 600 to 900 mm thick, with a rebar mat top and bottom. That is not a variation on the first option, it is several times the concrete and several times the reinforcing. Excavation is priced on volume moved, not on floor area, and the volume you pay to haul away is bigger than the hole. Soil expands when you dig it — the swell factor from the geotechnical report is usually 1.25 to 1.4 — and disposal is quoted per loose cubic yard on the truck. A 2,500 square foot footprint dug to eight feet is roughly 740 bank cubic yards in the ground and closer to 1,000 loose yards on the trucks. See bank versus loose volume for how that gets counted.
Two houses at 2,500 square feet can be 20% apart on cost because one is a rectangle and the other has six corners, three roof planes and a two-storey glazed wall. Corners cost money: more footing, more formwork contact area, more flashing, more framing waste, more roof valleys. If you are trying to bring a number down, simplifying the footprint does more than downgrading the finishes.
Finishes are where the per-square-foot ranges above spread apart. The structure of a builder-grade house and a custom house is not that different. The kitchen, the millwork, the tile, the windows and the mechanical system are.
Toronto, Mississauga and Oakville carry higher labour rates and tighter site constraints than Barrie or London. A downtown lot with no room for a crane or a bin adds cost that never appears on a drawing. Current supply prices are in our Ontario material price check.

How much does it cost to rebuild a 2,000 square foot house in Ontario?
At 2026 Ontario rates, roughly $550,000 to $680,000 for a builder-grade rebuild and $680,000 to $900,000 for mid-range custom, structure only. Demolition, site servicing, permits, development charges and HST are on top of that.
Is rebuild cost the same as my home insurance replacement cost?
No. Insurance replacement cost is the rebuild cost plus demolition and debris removal, code upgrades required today that were not required when the house was built, and professional fees. It typically runs 15 to 25 percent above the straight rebuild figure.
Why is rebuild cost lower than what my house is worth?
In most of the GTA the majority of a property value is the land. The rebuild figure prices only the building, so a house worth $1.6 million can have a rebuild cost of $700,000 without anything being wrong.
Is it cheaper to renovate or rebuild in Ontario?
Renovation is usually cheaper per square foot but carries more unknowns, because you inherit whatever is behind the walls. Rebuilding costs more up front and gives a known structure, current code compliance and no surprise remediation. The tipping point is usually the foundation: if the existing foundation has to be replaced or underpinned, rebuilding often wins.
What is not included in a cost per square foot rebuild number?
Almost always excluded: land, demolition of the existing structure, site servicing, permits and development charges, landscaping, and HST. Frequently excluded: the foundation upgrade a soils report forces, and any code upgrade triggered by the rebuild.
